Star Valley Ranch





     Star Valley Ranch, a recreational homesite community of approximately 2500 acres subdivided into 2034 privately owned building lots, is situated next to the pines, firs and aspens of Bridger Teton National Forest.  This is a self-contained community with approximately 40 miles of roads, a private water system for both culinary needs and golf course irrigation and a seasonal airport.  The Salt River range rises from the east boundary while the view south and west is across the valley to the Caribou National Forest of Idaho.  The Salt River winds through the valley meeting the Greys River and the Snake River at Palisades reservoir.  This affords lots of fishing, boating, water skiing, camping and hiking.  The winters are busy with snowmobiling, cutter races, and cross-country skiing.
     The Ranch is located 2 .5miles from the main north/south highway 89 - 225 miles north of Salt Lake City, 47 miles southwest of Jackson Hole.  Shopping, grocery stores and a modern hospital are 20 miles south in Afton.  A fully stocked grocery store, bank and pharmacy are just 5 miles from the ranch. 
     The development began in 1970.  Around 600+ homes have been built with new homes always under construction year round.  The ranch has a developed water system,  paved roads, two golf courses, swimming pools, stocked fishing pond, tennis courts, clubhouses, restaurant, recreational hall with a lounge, air strip, security patrol and garbage removal.  The recreational facilities are owned by the property owners whose governing body is the Association of Property Owners, with By-Laws, Covenants and Restrictions.  Annual dues are $350 per lot with a water use fee of $200 and a garbage use fee of $75.  Annual green fees are as follows:  member-$400, lineal family-$75, or a daily (18 hole) fee of $18.  A swimming and tennis package is available for $100
     Homesites range from 1/4 acre to 1+ acres in size. There are some 1 acre parcels.  Water and power to the lots are included.  Some lots are on the golf course, some back  to the National Forest, some are in the trees, all with  beautiful mountain and valley views.  A wide price range is reflected in our inventory of lots listed with us by property owners for sale.
